VA refi’s

Veterans who already have a VA loan are able to participate in the VA’s IRRRL program (Interest Rate Reduction Refinance Loan). This is a program that will enable you to refinance with no out of pocket money, no paystubs or bank statements, and no appraisal! In this market, the no appraisal option is amazing. Not only are we not concerned with income, but we are not concerned with the value of your home. This allows the veteran to take advantage of current market rates without worrying about current market value.

FHA refi’s

Homeowners who have a FHA loan on their home are eligible for the streamline refinance. Again, this program does not require appraisals but the lender does want to see a paystub to ensure that the borrower is working at the time of application. And in order to do the loan without an appraisal, you must select a rate that is paying ALL your closings costs. If you want a refinance without an appraisal, your payoff will be your new loan amount. If you chose a rate that is too low to get a lender credit towards your closing costs you will need an appraisal. The option is yours and the process is easy.


Conventional refi’s

If you are in a conventional loan, there are many programs out there to help you refinance even if your loan is more than the value of your house. Thanks to HARP 2.0, extended by the federal government, conventional home owners can take advantage of these historical low rates. VA Purchase programs

We offer the VA home loan. There is zero money required for down payment however the borrower may have to bring closing costs to the table depending on the interest rate chosen. It is easy to do and easy to close. All we need is the veteran’s income information, the sales contract, the VA certificate of Eligibility, an appraisal on the property and a termite inspection. We take care of most of the leg work and close you with no money down.


Close your loan – once we receive the clear to close and all conditions have been met, we will call you to get a time of convenience to send a mobile notary out to close your loan. They will bring two packs, one to be notarized and one is yours to keep. And that is it. You have your new loan!

Start your application – A simple over the phone conversation can get things started for you. We are happy to take care of most the leg work and gathering of information. We calculate the file first so when you get the printed out actual application for you to sign, you are looking at your final numbers up front and there are no surprises when you get to closing.

Process and underwrite – Once we get the file back, it is already for submission to underwriting. We will process and underwrite your file until we get the clear to close from the funding lender.
